For many people, buying a home is one of life’s most exciting milestones. Settlement day arrives, the keys are handed over, and a new chapter begins. 

For many buyers, that’s also how they judge the job done by their conveyancer. 

But good conveyancing is about much more than getting you to settlement. It is about understanding the property’s story before it becomes yours. 

Every Property Has a Story 

Every property has its own story. 

Some stories are straightforward. Others include decades of decisions made by previous owners, developers, Councils and utility providers that continue to affect the property today. 

That story might include easements, restrictive covenants, unapproved structures, planning controls, strata by-laws or contractual obligations that aren’t immediately obvious when you inspect the property. 

None of these things necessarily mean you shouldn’t buy the property. They are simply part of its legal history. 

The important thing is understanding that history before you commit, rather than discovering it years later when you want to renovate, subdivide or sell. 

Good conveyancing is about uncovering that story. 

It means carefully reviewing the contract, title documents and searches, identifying anything that deserves further investigation, and explaining, in plain English, what it means for you. Sometimes the advice is simply, “There’s nothing to worry about.” Other times, it may mean asking more questions, negotiating changes to the contract or helping you decide whether the property is still the right fit for your plans. 

As lawyers we know that some of the most important advice we give, is the advice that helps a client to avoid making a bad decision.
